1) HVAC Maintenance for Property Managers

  • Speakers: Jeremy Brown, Founder/CEO, Brown’s Heating & Air, and Rick Morales, Estimator, Brown’s Heating & Air
  • Gain essential insights into heating and air conditioning systems. While hands-on maintenance isn’t the responsibility of property managers, understanding these systems is crucial for effectively addressing maintenance issues and managing repair costs.

2) Complying with Mandatory Rental Housing Inspection Programs

  • Speaker: Tim King, Supervising Code Enforcement Officer, County of Sacramento, and Jerry Bess, Code Enforcement Supervisor, County of Sacramento
  • Sacramento County code enforcement officials will guide property managers through the mandatory inspection program for rental properties, identify and suggest solutions to common problems, and answer questions.

3) Understanding State and Local Rent Control and Just Cause Eviction Laws

2) Combatting Rental Application Fraud: Effective Strategies for 2024

  • Rental application fraud is a growing concern and often challenging to detect. From rental and employment verifications to validating applicants’ supporting documents (such as bank statements, pay stubs, and IDs), learn techniques applicants use to commit fraud and effective strategies to prevent it.

3) Fair Housing – Reasonable Modifications and Accommodations

  • Learn how to handle requests for reasonable accommodations and modifications to ensure you are complying with federal, state and local fair housing laws. This knowledge is critical to prevent costly violations and support good business practices.

2) Notices – Common Mistakes and Pitfalls and How to Avoid Them

  • Speaker: Tracey Merrell, Managing Partner of Education, Law Office of Kimball, Tirey & St. John
  • With so many changes to landlord-tenant laws, it’s no wonder property manager make costly errors when serving legal notices to tenants. During this seminar an attorney identifies common mistakes and pitfalls and explains the best practices to how to avoid them.

3) Navigating Government Housing Programs (Section 8)

  • Speakers: MaryLiz Paulson, Director, Housing Choice Voucher & SERA Programs, SHRA, and Puneet Singh, Managing Attorney, PKS Law Group
  • During this question-and-answer session, the director of government housing assistance programs in Sacramento County shares valuable advice for property managers dealing with the Housing Choice Voucher (Section 8) program. In addition, an attorney provides tips on ensuring compliance with relevant related laws.

  • Professional members who paid both NARPM® National ($295) and NARPM® Sacramento Chapter dues ($50) save $20, and so do their administrative and maintenance staff. Non-member property managers must pay non-member registration fee.

NARPM® Affiliate members (vendors) not participating in Trade Show

  • $279 per person for registrations received by Friday, September 20 (includes early registration discount)
  • $299 after Friday, September 20 (including at the door if space available)
  • This registration category includes owners and all employees of a business providing products and services for the residential property management industry which is an Affiliate member of the NARPM® Sacramento Local Chapter. If you register under the incorrect category, your registration will be recorded as pending until the membership issue is resolved or the correct registration fee is paid in full.
  • Individuals registering under this category are not considered exhibitors and, therefore, cannot engage in marketing during the event (e.g., handing out company brochures). By registering under this category, individuals who engage in such marketing agree to be charged an additional $200. This policy protects the investment by businesses that pay to exhibit in the trade show.

Non-member vendors not participating in Trade Show

  • $379 per person for registrations received by Friday, September 20 (includes early registration discount)
  • $399 after Friday, September 20 (including at the door if space available)
  • This registration category includes owners and employees of all businesses providing products and services for the residential property management industry who are NOT Affiliate members of NARPM® Sacramento Local Chapter. If you register under the incorrect category, your registration will be recorded as pending until the membership issue is resolved or the correct registration fee is paid in full.
  • Non-member vendors are encouraged to join as an Affiliate member. Annual membership dues are $495, and the membership includes all company employees. New Affiliate members receive $100 discount on the price of exhibit space. Click here to join.

Refund policy

  • Registration fees will be refunded if cancellation received in writing by 5:00 pm, Thursday, September 19. Sorry, no refunds will be processed after this date because the catering expenses already will have been incurred by NARPM® Sacramento.
  • Substitutions of registrants will be accepted if submitted in writing by Thursday, September 19. Substitutions after the early registration may result in an additional charge.
