The Sacramento Area Chapter of NARPM® presents its annual one-day educational conference and trade show for residential property managers, property management company owners/brokers, and their employees who provide maintenance and administrative support.
The NARPM® Sacramento Property Management Expo is the largest conference and trade show for the residential property management industry in the Sacramento region.

Make the Google Stars Align in Your Favor – Boosting Your Online Reputation
When it comes to your property company’s reputation, waiting for the stars to align is not enough. You need to be proactive. This seminar 1) presents an online reputation analysis of 100 property management companies across the US, 2) offers insights about how successful property management companies handle their reputation, and 3) enables you to measure your own company’s “reputation health” using Fourandhalf’s Reputation Scorecard. You will be able to create a system to keep the reviews flowing and transform your reputation so the Google Stars align in your favor. This seminar builds upon Marie’s well-received presentation at the NARPM® Lunch ‘n Learn in April.

Marie is Director of Marketing for Fourandhalf, a marketing agency for property managers. With a passion for problem-solving and storytelling, Marie has worked in property management marketing since 2015. She is the host of the longest-running property management podcast, “The Property Management Show,” and also writes blogs on the subject.

The same is true for any type of disaster, including water damage, vandalism, vehicle impact, or storm damage. This seminar explains the critical steps property managers can take to process an insurance claim in a timely and cost-effective manner.

Jennifer is Senior Estimator for DH Construction and has been employed in the restoration field for over 25 years. She has worked with hundreds of property owners to rebuild their properties after a disaster.

Complying with State and Local Rent Control and Just Cause Eviction Laws
State laws and local ordinances affect both the rent at most properties and how you must handle termination of tenancies. Do you know the current maximum rent increase allowed under the law? A mistake can be costly. Learn how to comply with the rent caps and eviction restrictions required under the statewide Tenant Protection Act (Assembly Bill 1482) and the City of Sacramento’s Tenant Protection and Relief Act.
Speaker: Tracey Merrill of Law Offices of Kimball, Tirey & St. John
Tracey is the Managing Partner of Education and the KTS Law offices in Los Angeles. She graduated with magna cum laude honors from CSU Northridge with a BA in Political Science and earned her law degree at DePaul University. Tracey began her legal career representing banks in post foreclosure evictions throughout the 58 counties in California and later transitioned into evictions for property owners and management companies. She is experience din all aspects of litigation and has in depth knowledge of rent laws and ordinances.
2023 Update on the Housing Choice Voucher Program
The local director of the Housing Choice Voucher Program will explain important changes to the SHRA Landlord Portal regarding the Request for Tenancy Approval (RFTA), status of inspections, and online rent increase approvals. Find out about the new HUD National Standards for the Physical Inspection of Real Estate (NPSIRE) and when the changes go into effect. Take advantage of this opportunity to ask questions about the program.
Speaker: MaryLiz Paulson of Sacramento Housing & Redevelopment Agency (SHRA)
MaryLiz became Director of the Housing Choice Voucher Program in 2022. She oversees several SHRA programs serving the homeless and individuals in need of housing with access to supportive services, such as the Veterans Affairs Supportive Housing (VASH) and Shelter Plus Care programs. She also is responsible for oversight of the Sacramento Emergency Rental Assistance (SERA) program. She holds a Bachelor of Science degree in Applied Behavioral Science from UC Davis.

With an extensive background spanning nearly two decades of property management, Andy has successfully overseen the management of over 300 residential properties across Davis, Woodland, and Sacramento. His credentials also include being a Licensed Real Estate Broker, specializing in investment real estate and business systems.
Complying with Mandatory Inspection Laws for Balconies & Elevated Structures
Recently enacted California state legislation (Senate Bill 326 and 721) require the inspection of elevated exterior wood-supported structures (e.g., decks, balconies, porches, stairways, walkways, and railings) and associated waterproofing elements (e.g., flashing, membranes, coatings, and sealants) of buildings with three or more multifamily units. The initial inspection must be performed by January 1, 2025. This seminar explains the law, which properties are affected, responsibilities of property managers, details of the inspection process, required reports, and the costs.

Steffen Gilbert is Vice President of North American Home Services (NAHS) and has been with the company for 22 years. He is licensed as a Wood Destroying Organism (WDO) inspector with over two decades of experience identifying dry rot conditions in buildings.
