Bob Machado is a widely known and respected leader in the residential property management industry and a familiar name to many NARPM members. He is a founding member of the Sacramento Chapter of NARPM and served as its first President in 1992. Bob also served on the NARPM National Board of Directors from 1992 to 1998 and as NARPM National President in 1996 and 1997.

As the founder and owner of HomePointe Property Management, Bob oversaw the expansion of his business into one of the region’s largest management companies specializing in single-family rental properties. After merging his company with HomeRiver Group in 2017, he now focuses on acquisitions development and is responsible for acquiring portfolios and platforms across the country. He is a senior member of the HomeRiver team and designated officer of HRG Sacramento (formerly HomePointe), a Certified Residential Management Company (CRMC®).

Bob graduated from UC Berkeley “With Distinction” and has a degree in Economics. Bob has earned both the Certified Property Manager (CPM®) from the Institute of Real Estate Management (IREM) and NARPM Master Property Manager (MPM®) designations.

  • $45 – NARPM Professional Members with local chapter membership (Requires current membership in the national NARPM organization and payment of local chapter dues for Professional Members of $50 for 2023.)
  • $55 – NARPM Professional Members without local chapter membership (Requires current membership in national NARPM organization but does not require payment of local chapter dues for Professional Members of $50 for 2023.)
  • $65 – Non-members (Property managers who are not a current member of the national NARPM organization)

For administrative staff of property management companies:

  • $45 – Employees of owner/broker with NARPM Professional Membership (Requires employee’s owner-broker to have current membership in the national NARPM organization and paid local chapter dues for Professional Members of $50 for 2023.)
  • $65 – Non-members (Employees of property management companies whose owner-broker has not joined the national NARPM organization or paid the local chapter dues for Professional Members of $50 for 2023.)

For businesses that provide products and service for the industry:

  • $45 – NARPM Affiliate members (Current members who paid 2023 local chapter Affiliate membership dues of $295)
  • $95 – Non-members (Prospective members who offer products and services to the industry but have not paid the local chapter Affiliate dues.)
  • $250 – Sponsorships (includes registration for one attendee): (For current NARPM Affiliates only; non-members must join to sponsor programs. See below for details.)

Registration and refund policies:

Our Chapter operates with minimal administrative staffing. Please follow registration and refund policies to minimize the administrative costs associated with managing this event. Additional fees will be charged to cover the administrative costs for processing late or incorrect registrations and payments.

  • Registration deadline: Please register online in advance. If you do not register in advance and attempt to register at the door, you will be charged a $15 later registration fee. In addition, seating is not guaranteed, and you may be asked to wait until registered attendees are seated.
  • Payment method: You can pay by credit card, debit card or check. Select the payment method during online registration process. If you pay by check, mail the check or bring it to the event. If your check is not received, a $15 late payment fee will be assessed.
  • Registration category: Select the correct registration based on the status of your membership. If you select the wrong registration, you will be charged the difference in price plus a $15 administrative fee.
  • Refunds: A full refund will be provided if written cancellation is emailed to admin@sacnarpm.org at least 48 hours in advance. No refunds will be issued for non-attendance without the required advance notification.
  • Substitution policy: You may substitute another employee from the same company if written notification is emailed to admin@sacnarpm.org by 5:00 pm, Wednesday, August 16. Any difference in registration fee must be paid in advance.
