Seminar description:

Complying with Mandatory Inspection Laws for Balconies & Elevated Structures

Recently enacted California state legislation (Senate Bill 326 and 721) requires the inspection of elevated exterior wood-supported structures (e.g., decks, balconies, porches, stairways, walkways, and railings) and associated waterproofing elements (e.g., flashing, membranes, coatings, and sealants) of buildings with three or more residential units. The initial inspection must be performed by January 1, 2025. This seminar explains the law, which properties are affected, responsibilities of property managers, details of the inspection process, required reports, and the costs. Q&A session at end of seminar.

Steffen Gilbert is Vice President of North American Home Services (NAHS) and has been with the company for 22 years. He is licensed as a Wood Destroying Organism (WDO) inspector with over two decades of experience identifying dry rot conditions in buildings.

NAHS is a licensed building contractor in business for over 40 years. In addition, NAHS is licensed by the Structural Pest Control Board (SPCB). NAHS performs inspections of balconies and other elevated exterior structures at residential properties and issues reports required for compliance with the new mandatory inspection laws.

Free – NARPM Professional Member with local chapter membership (requires current membership in the national NARPM organization and payment of local chapter dues for Professional members of $50 in 2023) or administrative staff (not a property manager) of a NARPM Professional Member who paid both national and local chapter dues

$15 – NARPM Professional Member without local chapter membership (requires current membership in national NARPM organization but does not require payment of local chapter dues for Professional Members of $50 in 2023)

$25 – Non-member (property managers and administrative staff who are not current members of NARPM)

Registration policies:

Our Chapter operates with minimal administrative staffing. Please follow registration and refund policies to minimize the administrative costs associated with managing this event. Additional fees will be charged to cover the administrative costs for processing late or incorrect registrations and payments.

  • Registration deadline: Please register online in advance. If you do not register in advance and attempt to register at the door, you will be charged a $15 late registration fee. In addition, seating is not guaranteed, and you may be asked to wait until registered attendees are seated.
  • Payment method: You can pay by credit card, debit card or check. Select the payment method during online registration process. If you pay by check, mail the check or bring it to the event. If your check is not received, a $15 late payment fee will be assessed.
  • Registration category: Select the correct registration based on the status of your membership. If you select the wrong registration, you will be charged the difference in price plus a $15 administrative fee.
  • Refunds: A full refund will be provided if written cancellation is emailed to admin@sacnarpm.org at least 48 hours in advance of the event. No refunds will be issued for non-attendance without the required advance notification.
  • Substitution policy: You may substitute another employee from the same company if written notification is emailed to admin@sacnarpm.org by 4:00 pm of the day before the event. Any difference in registration fee must be paid in advance.
