This annual fair housing seminar is a 3-hour course covering both California and federal fair housing laws. The seminar is a must for new employees and a great update for experienced property managers and staff.
A certificate of attendance will be provided to those who attend the entire seminar.
Some of the key issues covered include:
- Origins of fair housing laws.
- Federal, state and local protected classes.
- Enforcement of fair housing laws.
- Disability: Definition; process of handling requests such as assistance animals and parking; hoarding and mental disabilities.
- Fair housing in the life cycle of a tenancy: a) Marketing and leasing process; b) resident selection; c) establishing rental criteria and community policies; d) termination of tenancy; and e) other practical day-to-day application of fair housing.
Optional legal Q&A on new state law: Due to the many questions received from property managers regarding a new state law (Senate Bill 267), an optional 30-minute legal Q&A session will be offered immediately following the regular seminar. From noon to 12:30 pm, the attorney instructor will explain this new law which requires landlords to offer applicants with government subsidy the option for provide alternative to the use of credit reports to verify their ability to pay rent.

Tracey Merrell, Managing Partner of Education

Tracey is the Managing Partner of Education and the KTS Law offices in Los Angeles. She graduated with magna cum laude honors from CSU Northridge with a BA in Political Science and earned her law degree at DePaul University. Tracey began her legal career representing banks in post foreclosure evictions throughout the 58 counties in California and later transitioned into evictions for property owners and management companies. She is experienced in all aspects of litigation and has in depth knowledge of rent laws and ordinances.
